What we do

We source, refurbish, and lease. You complete with rent already in place.

Anointed Properties sources residential property below market value, refurbishes it to Registered Provider specification, and places it on a Fully Repairing and Insuring lease with a Registered Provider, CQC-registered, Ofsted-registered, or general social housing operator. The completed asset is sold to you with the lease already in place.

You hold the freehold title. The provider runs the lease. Rent is paid in full, every month, for the term. Maintenance, compliance, and tenant relationships sit with the provider, not with you.

What you get

  • 5 years plus FRI leasesdepending on sub-sector: general social housing, supported living, or children's homes. Up to 25 years on specialist provision.
  • Net yields of 9 to 11%, government-funded through Housing Benefit and Exempt Accommodation funding.
  • Inflation-linked rent escalation, typically CPI or CPI+1%.
  • Hands-off ownership. Tenant management, maintenance, and compliance carried by the provider.
  • Minimal void exposure, because the lease sits with the provider, not the tenant.
  • Strong ESG and social impact credentials suitable for values-aligned capital.
How it works

From criteria to completion, with the lease in place.

  1. We agree your investment criteria and budget. Yield target, deployment timeline, sub-sector preference, geographical scope.
  2. We source a suitable property in the UK. Across England, with provider relationships nationally.
  3. We refurbish to provider specification. Works are scoped, costed, and project-managed end to end.
  4. The Registered Provider signs a Fully Repairing and Insuring lease. Lease term, rent, and uplift mechanic agreed in writing.
  5. You complete on the property with the lease in place. Rent begins immediately.
